- Battery on a maintainer and checked every visit.

- Fuel stabilized so it never goes stale.
- Safety inspection, registration and parking rules, all handled.
- A timestamped photo report every visit: odometer, battery, tires, anything new.
- Maintenance tracked and supervised; repairs priced separately.
While you're away
Charged once for your trip, not monthly.
Can be booked on its own. Longer or shorter trips are priced with you.
What's included
Your empty house checked while you're gone, so you come home to it exactly as you left it.
- Water caught early: under sinks, the water heater, any leak or damp.
- Damp and mold held off: AC and dehumidifier checked, odors caught.
- Storm-ready before, walked after.
- A tripped breaker, chewed seals or a jimmied door spotted before they grow.
- Mail and packages collected, so the house never looks empty.
- Every check documented with dated photos.
Anything gone wrong is caught early and on record while it's still small.
Extras, by the hour
$150 an hour, only when you ask. Not in your total. Tick any you'd like to talk about, and we agree the price with you before any of it is done.
Some I handle myself; for the rest I bring in a vetted pro and manage them for you.
